5 Tips for First-Time Home Buyers in Fargo-Moorhead

Buying your first home in the Fargo-Moorhead metro is exciting — and a lot less overwhelming when you know the local playbook. Here are five tips we share with first-time buyers every week.

1. Get pre-approved with a local lender

Before you tour a single home, get pre-approved — and do it with a local lender who knows the ND and MN markets. A local lender understands special assessments, new-construction financing, and the down-payment assistance programs available on both sides of the river. Your pre-approval also tells sellers you’re a serious, ready buyer.

2. Understand the 2026 market inventory

Inventory is tight — around 2.1 months across the metro, which keeps us firmly in a sellers’ market. Homes are moving in about 14 days on average. Knowing this up front helps you set realistic expectations and act decisively when the right home appears.

3. Look into city down-payment assistance grants

North Dakota (NDHFA) and Minnesota Housing both offer first-time buyer programs, and several cities layer on additional grants and incentives. These can meaningfully lower your upfront cost — see our ND and MN grant guides for current options.

4. Prioritize “must-haves” vs. “nice-to-haves”

In a fast market, clarity wins. Make two lists — the features you truly need (bedrooms, commute, school district) versus the ones that would be nice. When a home checks your must-haves, you’ll be ready to move without second-guessing.

5. Work with a dedicated Vision Realty agent

A local agent is your advocate — running comps, spotting special-assessment surprises, and negotiating on your behalf. Our dual-licensed ND & MN agents guide first-time buyers through every step.
